In Woodlands Estate Apartment Owners Association Vs. E.S. Sabukuttan, the Hon'ble Kerala High Court has held that a building in a property can be sold independently even without the transfer of the land, or the land itself can be sold independently without the building. Such transfer cannot be said to be void.
